How can I tell if my home is settling?
Watch for sticking doors and windows, cracks in drywall or brick, sloping or sagging floors, gaps around windows and doors, and cracks in the foundation itself. A house that's truly sinking, moving, or heaving is a serious warning sign — not just 'the house settling.' A free evaluation tells you which one you have.

How much does foundation repair cost?
Every home is different, so price depends on the cause, the depth to stable soil, and the system required — which is exactly what the free evaluation determines. What is the Ram Jack National Limited Warranty Trust?
We back every qualifying installation with a Transferable Lifetime Warranty. The National Limited Warranty Trust is a separate, funded trust that guarantees your warranty coverage even in the unlikely event we're not available to service it. Money is set aside exclusively for warranty repair and service.
Don't other companies have warranties like this?
Almost any contractor can print a warranty. Very few back it with guaranteed, secured funds. Ram Jack West is the only company in the Pacific Northwest that offers a Transferable Lifetime Warranty backed by a funded Warranty Trust. Always ask a contractor how — and whether — their warranty is actually funded.
Is the warranty transferable if I sell my home?

The Repair Process
How long does the foundation evaluation take?
The on-site evaluation usually takes about an hour and a half. You'll leave with a clear understanding of your foundation's condition and, if repairs are needed, a written plan and quote.
When is the best time of year to do foundation work?
The best time is as soon as your home shows signs of foundation failure. There's no perfect season — the longer you wait, the more the damage (and the cost) can grow. If you suspect settlement, the best time to start is now.
Will foundation repair disrupt my family's life?
Rarely. We use advanced methods that complete most repairs quickly, and you don't have to move out during the work. We also take great care to leave your yard looking as good as — or better than — when we arrived.

Do I need a seismic retrofit for my Seattle-area home?
If your home predates modern seismic codes or sits on fill or soft soil near the water or a river valley, a retrofit meaningfully improves how it performs in a Cascadia or Seattle Fault earthquake.
