62-Year-Old Seattle Home Recovery
A 1959 Seattle home revealed ~2.5" of settlement at purchase. 24 piles at 12–17 ft permanently supported it and passed Seattle's load testing.

Washington, held to one standard
Washington ground
Washington’s geology creates foundation conditions that few other states can match — and local experience isn’t optional.
Puget Sound sits on glacially-deposited ground: dense glacial till under some neighborhoods, but soft lake deposits, estuarine soils, and liquefiable fill near the waterfront and the Duwamish, Green, and Puyallup river valleys.
The Seattle Fault, the Cascadia Subduction Zone, and deep Benioff-zone quakes (the 2001 Nisqually quake reached M6.8) make seismic-resilient foundations a regional necessity. Washington has some of the highest seismic risk in the continental US.
Heavy rainfall, high water tables, and hillside lots throughout the Puget Sound region drive drainage-related settlement, bowing basement walls, and seawall loading on waterfront properties.
A large share of Washington homes predate modern seismic foundation standards — creating demand for retrofit work that doesn't require tearing the house apart.

Proof
A 1959 Seattle home revealed ~2.5" of settlement at purchase. 24 piles at 12–17 ft permanently supported it and passed Seattle's load testing.
A 30-year-old Seattle bulkhead bowed at mid-span from soil loss. Helical tiebacks, SW-RP1 injection, and carbon fiber restored it for ~80% less than replacement.
When helical piles couldn't reach torque in stiff soil, Ram Jack value-engineered a micropile solution with the geotechnical engineer for this civic seismic upgrade.
Two HOA condo units settled 3.5". 42 helical piles recovered 2.75" and re-leveled doors, floors, and a pulling fireplace in 6 days.
A 115-ft Puget Sound seawall failing from soil loss: 11 helical tiebacks, 195 gal foam, drains, and 6 carbon fiber straps restored it.
