The problem

What foundation settlement actually looks like

A settling foundation rarely announces itself with a dramatic crack. More often it’s the slow accumulation of things that seem like nothing: a door that started sticking six months ago. A floor that rolls a little toward the kitchen. A hairline crack at the corner of a window that’s grown by an inch since last winter.

Interior signs

Inside the house

  • Doors and windows that stick, drag, or no longer latch
  • Diagonal cracks at the corners of windows and doors
  • Drywall cracks, especially where walls meet ceilings
  • Sloping, sagging, or springy floors
  • Tile cracking at grout lines
  • Gaps where the wall meets the ceiling
  • Uneven or cracked garage floor
Exterior signs

Outside the house

  • Stair-step cracks in brick or masonry
  • Chimney leaning or pulling away from the house
  • Gaps above windows, doors, or the garage door
  • Fascia boards pulling away from the roofline
  • Visible cracks in the foundation itself

If you’re seeing any of these, the honest answer is: it might be cosmetic, or it might not. A free evaluation tells you which.

How we fix it

The fix: patented steel pile systems that reach stable soil

Every foundation repair Ram Jack West installs starts the same way — our engineer determines exactly where stable soil lies under your home, then we drive or rotate steel piles to that depth and lock your foundation to them permanently. No guessing. No quick patch.

System 01

Helical Piles

Screwed into the ground like a giant bolt, rotating until they hit the torque target that confirms load-bearing soil. Installed inside or outside the home, in tight spaces, with minimal excavation — no vibration, no concrete cure time, load-tested before we leave the job.

System 02

Driven Piles (steel push piers)

Hydraulically pressed straight down through weak soil until resistance confirms bedrock or dense bearing strata. After installation, a coordinated lift sequence can raise settled sections of your home back toward their original elevation.

System 03

Slab Lift

When a slab foundation settles unevenly, polyurethane foam injected beneath it fills voids and lifts the slab back toward level — often same-day, without demolition.

System 04

House Lifting & Raising

When a home on timber pilings has settled to a dangerous low point, we lift the entire structure using our engineered bracket system — keeping the structure intact throughout, unlike methods that detach the home from the foundation.

System 05

Timber Pile Support

For homes built on existing timber pilings that remain structurally sound, we install supplemental steel support where the timber has deteriorated or where additional load-bearing capacity is needed.

The Warranty Trust

A warranty backed by secured funds — not just paper

Every qualifying helical and driven pile installation is protected by the Transferable Lifetime Warranty, backed by the Ram Jack National Limited Warranty Trust. The Trust is a separately funded reserve — real, secured money set aside for warranty service. And because it transfers at closing, it also protects your home's resale value.

CoverageEvery qualifying helical and driven pile installation is protected for the life of the structure. The warranty transfers to future owners and is backed by a funded trust, so coverage survives even if the company can't service it directly.
Why it mattersMost contractors offer a warranty on paper. We're the only company in the PNW that backs it with guaranteed, secured funds.

FAQ

Foundation repair questions, answered

Is the free evaluation really free?

Yes — 100% free, no obligation, no pressure. A trained specialist comes to your home, assesses the structure honestly, and tells you whether you have a real issue or just minor cosmetic settling. We won't invent a problem that doesn't exist.

How long does the evaluation take?

About 90 minutes. You'll leave with a clear picture of your foundation's condition and, if repairs are needed, a written plan and quote.

Will foundation repair disrupt my family?

Rarely. Most repairs complete in one to a few days and you don't need to move out. We take care to leave your yard as good as — or better than — we found it.

Does the warranty transfer if I sell my home?

Yes. The Transferable Lifetime Warranty passes to the new owner at closing, which protects your home's resale value and gives buyers confidence the foundation is permanently fixed.
