The problem
A settling foundation rarely announces itself with a dramatic crack. More often it’s the slow accumulation of things that seem like nothing: a door that started sticking six months ago. A floor that rolls a little toward the kitchen. A hairline crack at the corner of a window that’s grown by an inch since last winter.
If you’re seeing any of these, the honest answer is: it might be cosmetic, or it might not. A free evaluation tells you which.
How we fix it
Every foundation repair Ram Jack West installs starts the same way — our engineer determines exactly where stable soil lies under your home, then we drive or rotate steel piles to that depth and lock your foundation to them permanently. No guessing. No quick patch.
Screwed into the ground like a giant bolt, rotating until they hit the torque target that confirms load-bearing soil. Installed inside or outside the home, in tight spaces, with minimal excavation — no vibration, no concrete cure time, load-tested before we leave the job.
Hydraulically pressed straight down through weak soil until resistance confirms bedrock or dense bearing strata. After installation, a coordinated lift sequence can raise settled sections of your home back toward their original elevation.
When a slab foundation settles unevenly, polyurethane foam injected beneath it fills voids and lifts the slab back toward level — often same-day, without demolition.
When a home on timber pilings has settled to a dangerous low point, we lift the entire structure using our engineered bracket system — keeping the structure intact throughout, unlike methods that detach the home from the foundation.
For homes built on existing timber pilings that remain structurally sound, we install supplemental steel support where the timber has deteriorated or where additional load-bearing capacity is needed.
